Spending

We want to explain clearly how we use rent, service charges and grant funding to provide homes and services for tenants.

Most of our income comes from the rent and service charges which tenants pay each week.  Rent helps Habinteg meet its responsibilities as a landlord.  It also helps us invest in existing and new homes, so we provide safe, comfortable and affordable homes for current and future tenants.  This is especially important because demand for accessible housing is high.

Service charges pay for services that are provided to your scheme, communal areas or home.  These services help keep homes, schemes and surroundings safe, well maintained and suitable for tenants needs.

We also apply for grant funding to support extra investment in homes and to pay for new homes.  In 2025/26 we received £21.7m from the Greater London Authority.  This funding contributes to the cost of building new homes at Tooting and Mitcham.  This funding is being managed through our development company Hoyler Developments Ltd. 

Each year we prepare a budget so we can decide how best to use the money we receive.  The board approves the budget, and we monitor our performance against it every month.

  • Quarterly Performance Report: From 1 October 2026, you can view our operating margin performance which shows how much money we have left from our day-to-day income after paying for the costs of running and maintaining our homes and services.
