Service charge

Your service charge is the money you pay towards services supplied by Habinteg which are beyond the services you use through the occupation of your home.

Depending on where you live, the service charge is calculated to cover only services from which you benefit. A definition of the range of service charges can be found in the service charge guide below.

What is a fixed service charge?

A fixed service charge means that you pay a known amount every week or month. The figure does not change during the rental year. Fixed service charges cannot be varied between rent review periods. If there is a shortfall then Habinteg will pay to cover it. If there is any surplus then this is retained by Habinteg.

How do you calculate the charges?

A fixed service charge is based on how much we know or estimate a service to cost, this is usually taken from the costs incurred the previous twelve months. We take into account any known or expected costs for the next twelve months and any anticipated inflationary uplift. We will also charge a management fee to cover the costs of administering the service charges.

For assured tenancies, each year when you receive your annual rent and service charge increase we will supply you with a detailed individual breakdown of the services you are receiving and the charges you will have to pay.
